If you’re dealing with a water filter that has turned into a fountain, a gas water heater that quit on the coldest morning of the year, or a carbon monoxide alarm that won’t stop chirping, this list is for you. I coordinate emergency appliance work for property managers and small-business owners, and I’ve coordinated more than 200 urgent calls in the last six years—everything from a $30 filter cartridge failure to a no-hot-water building in the middle of winter. Step 1: Identify the Exact Model—and Find the Manual Before You Diagnose
The biggest mistake in an urgent call isn’t usually a broken part. It’s a wrong guess about which product is installed. Step 3: Smell Gas? Get Everyone Out Before You Do Anything Else
A gas water heater problem can change from “repair” to “evacuation” in one second. If you smell rotten eggs near the unit, don’t flip switches, don’t use the phone inside, don’t try to relight the pilot, and don’t put a wrench on the gas valve. Get everyone outside, open doors or windows if you can do so on the way out, then call the gas utility or 911 from outside.
This is the step I keep coming back to, because people don’t ignore it out of laziness—they ignore it because they’re trying to “help.” The only helpful move in a gas leak is distance.
If there’s no gas smell and the problem is that the water isn’t heating, that’s a service call. If the home has a gas water heater, gas stove, furnace, fireplace, or an attached garage, the answer is not optional. And even an all-electric home with no garage isn’t zero risk: CO can drift in from a neighbor’s generator or an idling car near an open window. A $30 alarm is not the place to save money.
According to the U.S. Consumer Product Safety Commission, CO alarms should be installed outside every sleeping area and on every level of the home. One field tip: don’t mount the only alarm directly above the stove or right next to the gas water heater. You’ll get nuisance beeps during cooking, and nuisance beeps lead to people removing the batteries. Put alarms in hallways near bedrooms and on each floor instead.
Step 6: When Time Is Short, Pay for Certainty Instead of “Probably”
In March 2024, a property manager called me about a gas water heater that wouldn’t stay lit. A rental was booked for the weekend, and Friday afternoon was the wrong time to lose hot water.
